Design and Fit-Out

One contract, or a designer plus a bare-shell lease.

An interior designer is usually hired after you sign a bare-shell lease, so the landlord, the designer and the contractors each hold a separate deal and the build is yours to fund. Inside an AIHP building, design, fit-out and running the office sit in one agreement.

  2. Co-design your office

    Sit with our design team in interactive sessions until the layout reflects your brand identity, culture and the way your team actually works.

  3. Sign off the design

    We present detailed plans and renderings for your approval. Nothing gets built until you have seen exactly what you are getting.

  4. We build, you don't

    Our in-house execution teams construct the space with quality craftsmanship. AIHP funds the fit-out, so there is zero CapEx on your books.

  5. Move in by day 60

    Your office is handed over fully functional within 60 days of design finalisation, with furniture, IT, security and staffing included.

Zero CapEx

What zero CapEx means for your fit-out budget.

On a bare-shell lease, the fit-out is a capital cost you carry before anyone sits down. In an AIHP building, AIHP funds the design and the build. What you pay becomes one monthly rate per seat, set per building.

The per-seat rate, the security deposit and the lock-in are set for each building and written into your proposal before anything is built.

₹6,500 to ₹15,000

per seat per month across the portfolio, as of the 24 September 2026 inventory. Each building has its own rate.

  1. AIHP hands over a move-in-ready office within 45 to 60 days of design sign-off. Design, civil work, furniture, IT and security run on one timeline with one accountable team, not a chain of subcontractors.

  2. No. AIHP designs and fits out offices only inside the buildings it operates. If you want to keep your own premises, our sister brand Orange Offices (orangeoffices.in) handles office design and fit-out across Delhi NCR.

  3. Everything from space planning to handover: layout and interior design, custom branding, furniture, lighting, IT infrastructure, security systems and compliance. You approve detailed plans and renderings before anything is built.

  4. There is no separate design or fit-out invoice. AIHP funds the interior build, and you pay one monthly rate per seat, set per building, from ₹6,500 to ₹15,000 per seat per month.

  5. AIHP builds offices inside its own 30+ buildings across 8 Gurgaon corridors: Udyog Vihar, Sector 32, Golf Course Extension Road, Sector 50, Golf Course Road, MG Road, NH8, Sohna Road.

  6. Yes. Designs can use eco-friendly materials, energy-efficient lighting and greenery, planned in from the first layout.

  7. 20 seats. AIHP designs and runs private offices for teams of 20 or more. It does not offer coworking desks, meeting-room rentals or virtual offices.
