What does a 100-seat office cost in Gurgaon?

Between ₹6,50,000 and ₹9,50,000 a month, before GST. At this size the per-seat rate does all the work: 100 seats at ₹6,500, the rate at AIHP Signature and AIHP 507-508 in Udyog Vihar, is ₹6.5 lakh a month, and 100 at ₹9,500 at MGF Megacity is ₹9.5 lakh.

One fee covers the fitted and furnished office, internet, electricity and DG backup, air conditioning, daily housekeeping, security and the front desk. What the top of the range buys is the building and the address, not a longer list of services. A 100-seat team paying ₹6,500 gets the same managed model as one paying ₹15,000.

Seven vacant units on AIHP's August 2026 list hold 100 seats or more without being far bigger than you need. Availability moves week to week, so treat this as a snapshot.

Should a 100-seat team take a whole floor?

Usually yes, and that is the main thing that changes between a 50-seat deal and a 100-seat one. At 100 seats you are asking for a floor plate rather than a corner of one, and that is what gets you your own lift lobby, your own reception and your branding at the floor entrance rather than on a door halfway down a shared corridor.

The size of the vacant unit is the thing to watch. Some are a way off 100: the second floor at MGF Megacity is listed at 140 seats and the ground floor at AIHP Signature at 86. A hundred seats at MGF Megacity's ₹9,500 works out to ₹9,50,000 a month. Whether a larger floor can be split for a 100-seat team is decided building by building, so ask the leasing team before you rule one out, and ask the same question about a unit that looks slightly too small.

If the plan is to keep growing into the space, look instead at a building with a second floor coming free later. Compare what a 200-seat team is choosing between before you decide.

What do you get in a 100-seat managed office?

A private, fitted floor of your own. AIHP doesn't run coworking floors or hot desks, so nobody else uses your space.

At 100 seats the layout usually has open workstation banks, a row of cabins, two or three meeting rooms, a pantry or cafeteria point and a reception desk. It is planned around how your team actually sits, then finished in your branding before handover. After that a building manager runs housekeeping, maintenance, power and security and you get a single monthly invoice.

How quickly can 100 people move in?

About 60 days from signing.

That covers layout sign-off, fit-out, furniture, cabling and handover, and AIHP funds all of it. A hundred people is also the point where the move itself needs planning: desk allocation, IT cutover and a day for the shift. Bring your IT lead into the layout conversation early rather than at handover, because cabling and server-room placement are cheap to change on a drawing and expensive to change afterwards.

  2. A site visit

    Walk the floors on the shortlist. Bring whoever signs off on the layout, because the next step goes faster once they have seen the space.

  3. A proposal and a test-fit

    You get the commercial terms along with a seating plan drawn from your actual org chart, so the seat count doesn't move later.

  4. Agreement

    You sign the agreement. AIHP pays for the whole fit-out, so there is no capital bill to get approved.

  5. The build

    Partitions, air conditioning and power go in first, then cabling and internet, then furniture in your branding.

  6. Move-in

    Your team tests everything on a pilot day and AIHP fixes what they find. Desks are ready about 60 days after the design is signed off.
