What does premium office space cost in Gurgaon?

₹9,500 to ₹15,000 per seat a month at AIHP, before GST, as of August 2026. That is roughly double the ₹6,500 entry rate, so a 100-person team pays ₹6,50,000 a month at the bottom of the portfolio and ₹15,00,000 at the top.

One fee covers the fitted and furnished office, internet, electricity and DG backup, air conditioning, daily housekeeping, security and the front desk. The service model is identical to the entry band. What the higher rate buys is the building, the address and a longer amenity list, which is a real thing to buy but a specific one.

Which premium floors are vacant right now?

Seven units on AIHP's August 2026 list are priced at ₹9,500 a seat or above. They range from a 41-seat suite to a 300-seat floor, so the premium band is not only for large teams.

A premium address does not buy you a bigger floor. AIHP Milestone's vacant units are 41, 65 and 85 seats, so a 200-person team wanting that address would be looking at more than one of them.

What do you actually get for the higher rate?

A better building and, at the top of the range, a location that does work for you. Here is what each premium building publishes, so you can judge whether it is worth the difference rather than take the word premium on trust.

  • AIHP Milestone, ₹10,000 to ₹15,000: stands on NH-8 in Udyog Vihar Phase V directly opposite Cyber Hub and DLF Cyber City. Lists butler service, a food court and cafeteria, highway frontage, conference rooms, high-speed elevators and 24/7 power backup. OLX and ArcelorMittal are among the companies named on its page.
  • AIHP Imperial, ₹12,500: Sector 32 institutional area, published at 100 to 6,000 seats. Lists the Dining Lounge, central AC, conference rooms, a cafeteria, high-speed elevators and housekeeping.
  • AIHP Central, ₹9,999: a standalone building on Golf Course Extension Road, published at 100 to 1,500 seats. Lists conference rooms, a cafeteria, visitor parking, central AC and high-speed elevators.
  • MGF Megacity, ₹9,500: MG Road, with 140 seats free. Lists 24/7 power backup, high-speed internet, security and CCTV, visitor parking, a cafeteria and housekeeping.

AIHP Cyber Greens 2 at ₹7,999 sits just under the band and lists a fitness centre, terrace gardens, cafeteria and food kiosks, butler service and smart BMS, which is worth checking before you pay for the band above it.

Is the premium rate worth it?

It is if the address earns its cost, and it is not if you are buying it out of habit.

Work the number rather than the feeling. A hundred seats at AIHP Milestone's ₹15,000 is ₹15,00,000 a month against ₹6,50,000 at the ₹6,500 rate in the same corridor, a difference of ₹8,50,000 every month for the length of a multi-year lease. That premium is straightforwardly worth it for a client-facing team that hosts visitors weekly and hires against Cyber City employers, because the address shortens both conversations. It is hard to defend for a back office, a shared-services centre or an engineering team that almost never receives an outside visitor, and in that case the money does more in headcount. There is a middle option too, and you can ask for it: a leadership floor at a premium address and the volume team in a cheaper building in the same corridor.

If the budget is the constraint, start with affordable office space instead.

Which locations hold AIHP's premium buildings?

Udyog Vihar holds the top-rate building. AIHP Milestone is there, at ₹15,000, alongside floors at ₹6,500 in the same corridor, which is what makes a split arrangement practical. Udyog Vihar has 11 AIHP buildings in total.

Sector 32 holds AIHP Imperial at ₹12,500, in the institutional area, in a building published for up to 6,000 seats. That is the premium option for a team that wants scale and a Yellow Line commute rather than a Cyber City address.

Golf Course Extension Road and MG Road hold the lower end of the band, with AIHP Central at ₹9,999 and MGF Megacity at ₹9,500. Both suit teams whose people live in South Gurgaon.

Six steps, and the first two cost you nothing. This is the order they happen in.

  1. A shortlist

    Tell the leasing team your headcount, budget and where your people live. They come back with the buildings that have a floor free for you.

  2. A site visit

    Walk the floors on the shortlist. Bring whoever signs off on the layout, because the next step goes faster once they have seen the space.

  3. A proposal and a test-fit

    You get the commercial terms along with a seating plan drawn from your actual org chart, so the seat count doesn't move later.

  4. Agreement

    You sign the agreement. AIHP pays for the whole fit-out, so there is no capital bill to get approved.

  5. The build

    Partitions, air conditioning and power go in first, then cabling and internet, then furniture in your branding.

  6. Move-in

    Your team tests everything on a pilot day and AIHP fixes what they find. Desks are ready about 60 days after the design is signed off.
