The Eight Things “Fully Furnished” Should Actually Include

Fit-out. Flooring, ceiling, cabling, and workstation layout, completed before you move in. This is the single largest cost a traditional lease shifts onto the tenant — Grade A fit-out runs ₹1,800–3,500 a square foot if you're building it yourself.

Furniture. Desks, chairs, storage, meeting room tables, and reception furniture, matched to the fit-out rather than mismatched pieces bought separately after the fact.

An on-site butler. A staff member handling day-to-day requests — courier handling, supply restocking, visitor coordination — the things an office manager would otherwise absorb.

Daily housekeeping. Cleaning as a standing service, not a line item you negotiate separately with a vendor of your own.

AC and lighting under warranty. A running maintenance and replacement warranty, not just equipment that worked on the day you signed. This is the inclusion most likely to be missing from a cheaper quote, because it only becomes visible the first time something breaks.

Electricity. Power supply included in the one number, rather than metered and billed separately after the fact.

Internet. Connectivity included as standard, not an add-on negotiated with a separate ISP once you've moved in.

Facilities management. Ongoing building operations and maintenance staff, distinct from housekeeping — the people responsible for the building working, not just looking clean.

What “Fully Furnished” Doesn’t Always Mean

Two other things get called “furnished” in Gurgaon's market, and neither is the same product. A traditional lease advertised as furnished usually means desks and chairs left behind by a previous tenant — no ongoing service, no warranty, no housekeeping. What You'd Pay to Furnish It Yourself

Take the traditional-lease route instead, and fit-out, furniture, AC and lighting maintenance, housekeeping, and facilities management stop being one number and become five separate line items. Fit-out alone runs ₹1,800–3,500 a square foot for Grade A finishing. CAM (common area maintenance) adds ₹15–40 a square foot every month on top of the headline rent. Each of the other items gets procured and managed on its own contract, with its own renewal date.

On a 3,500 sq ft floor — roughly 50 seats — fit-out alone runs ₹63–122.5 lakh as a one-time cost. Furniture for the same 50 seats, procured separately at a modest Grade A standard, typically adds another ₹15–25 lakh before a single chair is delivered. Before You Sign, Verify These Five Things

Whatever “fully furnished” claim you're comparing, five questions turn it from a marketing phrase into a checkable fact:

• Is the AC and lighting warranty active, or did it expire with a previous tenant? Ask for the warranty start date, not just whether one exists.

• Is housekeeping a standing daily service, or a one-time clean before you moved in? These get described identically in a listing and aren't the same thing.

• Is electricity metered separately, or genuinely folded into the per-seat number? A quote that looks cheaper can still cost more once a separate electricity bill arrives.

• Is the furniture new and matched to the fit-out, or leftover pieces from whoever occupied the floor before you?

• Is there a named facilities management contact, or does “managed” just mean a WhatsApp number that may or may not answer?

Ask a provider these five questions and the real answer usually takes under five minutes to get. Skip them, and you find out the answer the first time something needs fixing.
