What does a 20-seat office cost in Gurgaon?

A 20-seat managed office from AIHP runs between ₹1,30,000 and ₹3,00,000 a month, before GST. AIHP prices per seat, and as of September 2026 its rates run from ₹6,500 a seat in Udyog Vihar and Sector 32 up to ₹15,000 at AIHP Milestone in Udyog Vihar.

One fee covers the fitted and furnished office, internet, electricity and DG backup, air conditioning, daily housekeeping, security and the front desk. Twenty people at ₹6,500, the going Udyog Vihar rate, comes to ₹1,30,000 a month. Nothing is added for fit-out, and on a small team that is the line that hurts most on a conventional lease: you would be funding interiors for 20 desks out of the same cash you wanted to hire with.

Which AIHP floors suit a team of 20 right now?

No single unit on AIHP's August 2026 list is as small as 20 seats, so a team of 20 takes part of a floor rather than a whole one. These are the smallest units currently vacant.

  • Good Earth City Centre, fifth floor, fully leased: fully leased right now; Sector 50 space is arranged on inquiry.
  • AIHP 507-508, first floor: 40 seats at ₹6,500 a seat. Udyog Vihar Phase III.
  • SCO-31, Sector 32, ground floor: 40 seats at ₹6,500 a seat.
  • AIHP Milestone, business centre: 41 seats at ₹10,000 a seat. Udyog Vihar Phase V, on NH-8 opposite Cyber Hub.
  • Eros City Square, seventh floor: 72 seats at ₹6,500 a seat. Golf Course Extension Road.

Whether a 40-seat unit can be split for 20 people is decided building by building, so ask before you rule one out. The list moves week to week. Treat it as a snapshot and call for the live version.

What do you get in a 20-seat managed office?

A private, lockable office of your own, not a block of desks on somebody else's floor. AIHP doesn't run coworking floors or hot desks.

At this size the layout is usually one bank of open workstations, a cabin or two, a meeting room and a pantry, finished in your branding before anyone sits down. After handover a building manager runs housekeeping, maintenance, power and security, and you get one invoice a month. That is the whole difference from a traditional lease, where the fit-out, the vendors and the maintenance contracts are all yours to chase.

Managed office, coworking or a traditional lease?

At 20 seats this is the real decision, because 20 is the size at which all three are genuinely open to you. A managed office sits in the middle. You get the privacy and branding of your own lease without paying for the fit-out, and you give up the month-to-month exit that coworking offers.

The honest trade is the commitment. If being able to shrink to zero next month matters more than cost or privacy, coworking is the right call. If you know you will have 20 or more people for the next few years, the numbers usually favour a managed office.

That window covers layout sign-off, fit-out, furniture, cabling and handover, and AIHP pays for all of it. Floors that are already furnished can be handed over sooner. If you expect to be 40 or 50 people inside the term, say so at the first meeting: AIHP runs 30+ buildings across eight Gurgaon locations, and planning the next floor on day one is far easier than hunting for it in year two. What happens after you enquire?

  2. A site visit

    Walk the floors on the shortlist. Bring whoever signs off on the layout, because the next step goes faster once they have seen the space.

  3. A proposal and a test-fit

    You get the commercial terms along with a seating plan drawn from your actual org chart, so the seat count doesn't move later.

  4. Agreement

    You sign the agreement. AIHP pays for the whole fit-out, so there is no capital bill to get approved.

  5. The build

    Partitions, air conditioning and power go in first, then cabling and internet, then furniture in your branding.

  6. Move-in

    Your team tests everything on a pilot day and AIHP fixes what they find. Desks are ready about 60 days after the design is signed off.

  1. 20 seats, at every AIHP location. Below that, AIHP is not the right fit and a coworking desk will serve you better. AIHP leases private managed offices only, with no hot desks and no shared floors.

  2. Between ₹1,30,000 and ₹3,00,000 a month before GST at AIHP, based on September 2026 rates of ₹6,500 to ₹15,000 per seat. Twenty seats at the ₹6,500 Udyog Vihar rate works out to ₹1,30,000 a month, with fit-out, furniture, internet, power backup, housekeeping and security already inside that figure.

  3. The ones with the smallest vacant units. In September 2026 that is AIHP 507-508 in Udyog Vihar Phase III and SCO-31 in Sector 32 at ₹6,500, and Eros City Square on Golf Course Extension Road at ₹6,500. Each lists a unit of 40 to 72 seats, so a team of 20 would take part of one.

  4. No. AIHP funds the fit-out and the furniture and recovers it through the monthly per-seat fee. There is no CapEx at any size, including at the 20-seat minimum.

  5. Usually, yes. AIHP manages 30+ buildings across eight Gurgaon locations, and several hold floors of very different sizes. AIHP 507-508 alone lists 40, 100 and 400-seat floors at the same ₹6,500 rate, so a team can move up without changing address.
