Is a managed office right for a startup?

It is, once you have about 20 people and enough runway to commit to an address. A managed office is a private floor or part-floor that AIHP fits out, furnishes and runs for you, billed as one monthly fee per seat. You keep your cash for hiring instead of interiors.

It is the wrong product for a five-person founding team. AIHP's minimum is 20 seats and the lease runs for years, not months, so a coworking desk is the honest answer until you reach that size. The switch tends to make sense after a funding round, when the team is growing fast, clients have started visiting, and a shared floor is getting in the way of calls and hiring.

Managed office, coworking or a traditional lease?

What does startup office space cost in Gurgaon?

AIHP's per-seat rates run from ₹6,500 to ₹15,000 a month as of September 2026, before GST. A 20-seat office at ₹6,500 a seat works out to ₹1,30,000 a month, with the fit-out, furniture, internet, power backup, housekeeping and security already inside that number.

Entry rates by area:

  • Sector 50: Good Earth City Centre is fully leased right now; Sector 50 space is available on inquiry.
  • Udyog Vihar: ₹6,500 a seat at AIHP Signature, AIHP 867 and AIHP 507-508.
  • Sector 32: ₹6,500 a seat in the SCO buildings.
  • Golf Course Extension Road: ₹6,500 a seat at Eros City Square.

There is no fit-out bill, which is the line item that usually hurts a young company most on a conventional lease. The Gurgaon price comparison lists every building's current rate.

Can the office grow as the team grows?

Yes, and this is the main reason startups pick a large operator over a single landlord. AIHP manages 30+ buildings across eight Gurgaon locations, so there is usually somewhere to put the next 50 hires.

AIHP 507-508 in Udyog Vihar Phase III shows how it works. The building has furnished floors of 40, 100 and 400 seats at the same ₹6,500 rate, so a team can start on the small floor and move up without changing its address or its commute. AIHP 867 in Phase V has two 210-seat floors at ₹6,500.

Going the other way is harder. A managed office is a multi-year commitment, so lease for the headcount you are confident about, then add seats, instead of leasing for the hiring plan in the pitch deck.

Which Gurgaon locations suit startups?

Udyog Vihar is where most startups start looking. It has 10+ AIHP buildings, rates from ₹6,500, IGI Airport about 20 minutes away on NH-48, and Cyber Hub 10 to 15 minutes by car for lunches and client dinners. Fintech and edtech startups are already among its tenants.

Sector 32 is the pick when most of the team commutes by metro: HUDA City Centre on the Yellow Line is about 15 minutes away by car. Golf Course Extension Road costs the least among corridors with current vacancy and suits teams that live in South Gurgaon; Sector 50 has no AIHP vacancy right now, and public transport in South Gurgaon is thin.

What happens after you enquire?

  2. A site visit

    Walk the floors on the shortlist. Bring whoever signs off on the layout, because the next step goes faster once they have seen the space.

  3. A proposal and a test-fit

    You get the commercial terms along with a seating plan drawn from your actual org chart, so the seat count doesn't move later.

  4. Agreement

    You sign the agreement. AIHP pays for the whole fit-out, so there is no capital bill to get approved.

  5. The build

    Partitions, air conditioning and power go in first, then cabling and internet, then furniture in your branding.

  6. Move-in

    Your team tests everything on a pilot day and AIHP fixes what they find. Desks are ready about 60 days after the design is signed off.
