Most office rental mistakes in Gurgaon aren't about picking the wrong corridor — they're about not checking the right things before signing. Ten specific checks, in order: building-level pricing, furnished inclusions, AC/lighting warranty, power backup, internet redundancy, real commute time, all-in cost, occupancy certificate and fire compliance, lock-in and registration terms, and room to grow in place.
Here are the ten things to check before signing, in the order they usually matter most: the specific building's rate rather than the corridor's reputation, exactly what “fully furnished” includes, the AC and lighting warranty status, power backup capacity, internet redundancy, the real commute for your actual team, the all-in cost rather than the headline rent, occupancy certification and fire compliance, the lock-in and registration terms, and room to grow in the same building. Each one below is a five-minute question that saves a six-month regret.

1. The specific building's rate, not the corridor's reputation. A corridor can hold the cheapest seat in a portfolio and the most expensive one at the same time — NH-8 in Gurgaon does exactly this, with buildings ranging from ₹60 a square foot to ₹15,000 a seat within the same stretch. For a 50-seat team, that gap alone is worth roughly ₹57 lakh a year depending on which building inside the same corridor you land in. Ask for the rate on the specific floor you'd occupy, not a corridor-wide estimate.
2. What “fully furnished” actually includes. The phrase should cover eight things: fit-out, furniture, an on-site butler, daily housekeeping, warranty-backed AC and lighting, electricity, internet, and facilities management. A listing that only delivers two or three of these isn't offering the same product, even if it uses the same word.
3. Whether the AC and lighting warranty is actually active. Ask for the warranty start date, not just whether one exists. This is the inclusion most likely to be missing from a cheaper quote, because it only becomes visible the first time something breaks.
4. Power backup capacity, in writing. Get the diesel generator capacity in kVA and how long it covers full-floor load. “We have backup” and “we have backup that covers a three-hour outage” are different sentences, and the gap between them shows up the first time the power actually goes out.
5. Whether the building has redundant internet connections. A single fiber line from a single ISP is a single point of failure, however fast that one line is. Ask whether a second, independent connection on a separate physical route is available — most Grade A buildings support this, but it's rarely mentioned unless asked.
6. The real commute for your actual team. A corridor being “near” a metro station and a building being walkable from one are different claims. Confirm the actual distance for the specific address, and check it against where your team actually lives, not a generic distance estimate.
7. All-in cost, not the headline rent. CAM (common area maintenance) typically adds ₹15–40 a square foot every month on top of quoted rent, and GST applies on top of that. A quote that looks 10% cheaper on the headline number can end up costlier once both are added back in.
8. A valid occupancy certificate and fire safety compliance. This is the check most first-time tenants skip entirely. Occupying a building without a valid occupancy certificate is a real risk, not a formality, and it affects insurance validity along with basic legal standing. Ask to see it rather than taking a verbal assurance.
9. Lock-in period, escalation rate, and registration requirements. Ask what the annual escalation rate is and get it in writing — a small-looking percentage compounds meaningfully over a multi-year term. Separately, know that leases longer than 11 months legally require registration with the sub-registrar's office under India's Registration Act, 1908; confirm this has actually been done rather than assumed.
10. Room to grow in the same building. Relocating mid-lease costs more than most people budget for — new fit-out, a new address on every vendor contract, lost productivity while the team settles in somewhere else. Ask what's available in the building or corridor if headcount doubles, before you need the answer, not after.

Every one of these ten checks traces back to a real gap between what a listing claims and what a specific building actually delivers. A corridor-wide price that turns out to hide a spread between buildings nobody would guess from the corridor name alone. A “furnished” label that means desks and chairs instead of eight real inclusions. A backup power claim that means ten minutes on a UPS, not a diesel generator built for a real outage. None of these are exotic risks — they're the ordinary gap between a marketing phrase and a checkable fact, and closing that gap takes minutes, not a lawyer.
The five-minute-question pattern holds across all ten: ask for the specific number, the specific date, the specific document — not the general assurance. A provider with nothing to hide answers in the same conversation. One that hesitates is telling you something too.
