What does a GCC office in Gurgaon cost?

₹6,500 to ₹12,500 per seat a month at AIHP, before GST, as of September 2026. A 300-seat launch at ₹6,500 is ₹19,50,000 a month; the same 300 at AIHP Imperial's ₹12,500 is ₹37,50,000, and at AIHP Central's ₹9,999 it is ₹29,99,700.

One fee covers the fitted and furnished office, internet, electricity and DG backup, air conditioning, daily housekeeping, security and the front desk. For a GCC the fit-out AIHP funds instead of the parent company can be the number that decides the business case, because a several-hundred-seat build is a capital request that has to clear a global approval process before anyone sits down. On the managed model there is nothing to approve: the floor arrives finished and the cost lands in OPEX.

Which AIHP floors can take a GCC launch today?

Eleven vacant blocks on AIHP's August 2026 list hold 150 seats or more. The largest single one is SCO-34 in Sector 32 at 620 seats; the cheapest large ones are in Udyog Vihar at ₹6,500.

Published capacity tells you a building can hold your end state; it doesn't promise the floors will be free when you want them. Share the full plan and the leasing team will map it to buildings.

How do you phase a GCC from pilot to full scale?

By picking the building for the end state and the floor for the pilot, in that order. Most GCC searches get this backwards: they optimise the first 150 seats, then discover in year two that the building has nothing else free and the whole centre has to move.

The buildings that hold both ends are the ones to look at. AIHP Imperial in Sector 32 takes blocks from 100 seats and is published at up to 6,000, so a 150-seat pilot and a 1,000-seat centre can share a lobby. AIHP Cyber Greens in Udyog Vihar is published at 20 to 5,000 seats, AIHP 507-508 at 20 to 1,500 with floors of 40, 100 and 400 at one rate, and AIHP Central on Golf Course Extension Road at 100 to 1,500. Where a single building cannot hold the end state, the next best thing is one corridor: about 1,850 seats are vacant across seven AIHP buildings in Udyog Vihar in August 2026, all on the same managed model, the same building standards and the same vendor relationships.

The honest caveat is that vacancy today is not capacity. Published capacity tells you the building can hold your end state; it does not promise the floors will be free when you want them. Give the leasing team the full plan, not the first phase.

Haryana GCC Policy 2026: what it means for your Gurgaon GCC

Haryana's GCC Policy 2026, gazetted on 27 May 2026, reimburses 50% of eligible capital expenditure and 50% of eligible operating expenditure for five years for GCC units in Gurugram's non-TOD zones (65% and seven years in notified TOD zones). Office lease rent, including the per-seat fee on an AIHP managed office, electricity duty, bandwidth and cloud charges all count as eligible OPEX. Qualifying units also earn an employment subsidy of up to ₹1 lakh per Haryana-local employee per year for 10 years. The minimum is 100 employees within three years, and the incentive application must be filed before operations begin. Which Gurgaon locations suit a GCC?

Sector 32 has the largest single blocks and the widest price range. AIHP runs 10+ buildings there: SCO-34 at ₹6,500 with 620 seats free, SCO-29 at ₹6,999, AIHP Atrium at ₹8,500 with two floors free, AIHP Skyline at ₹8,999 and AIHP Imperial at ₹12,500 in the institutional area. Udyog Vihar is the deepest corridor and the cheapest at scale, with 10+ AIHP buildings and large floors from ₹6,500. It is also the corridor a global parent recognises, sitting across NH-8 from DLF Cyber City. Start at Udyog Vihar.

Keep Golf Course Extension Road and MG Road on the list for a leadership or client-facing unit rather than a volume one: AIHP Central has 300 seats at ₹9,999 and MGF Megacity 140 at ₹9,500.

    You get the commercial terms along with a seating plan drawn from your actual org chart, so the seat count doesn't move later.

  4. Agreement

    You sign the agreement. AIHP pays for the whole fit-out, so there is no capital bill to get approved.

  5. The build

    Partitions, air conditioning and power go in first, then cabling and internet, then furniture in your branding.

  6. Move-in

    Your team tests everything on a pilot day and AIHP fixes what they find. Desks are ready about 60 days after the design is signed off.
