Is a managed office right for an IT team?

It is, once you are past about 20 people and your team is in the office often enough for the floor to earn its rate. AIHP fits out and runs a private floor, billed as one fee per seat, which means your infrastructure spend goes on things your engineers use rather than on interiors.

It is the wrong product for a fully remote company that wants a meeting room twice a month, and the wrong product for a ten-person team. The minimum is 20 seats and the lease runs for years. Before you sign, count how many people are genuinely in four days a week, not how many are on the payroll, because that is the number you are paying for.

What does IT office space cost in Gurgaon?

₹6,500 to ₹15,000 per seat a month at AIHP, before GST, as of August 2026. A 100-seat engineering floor at AIHP 507-508 or AIHP Signature is ₹6,50,000 a month, with fit-out, furniture, internet, electricity and DG backup, air conditioning, housekeeping and security already inside it.

Entry rates by area:

  • Udyog Vihar: ₹6,500 a seat at AIHP Signature, AIHP 867 and AIHP 507-508; ₹6,999 at AIHP Cyber Greens; ₹7,999 at AIHP Cyber Greens 2.
  • Sector 32: ₹6,500 at SCO-31 and SCO-34, ₹8,999 at AIHP Skyline.
  • Golf Course Extension Road: ₹6,500 a seat at Eros City Square, ₹9,999 at AIHP Central.
  • Sector 50: Good Earth City Centre is fully leased right now; AIHP arranges space here on inquiry.

The fit-out is not an extra line. For an IT team that is a larger saving than it looks, because cabling, server-room build and power distribution are the expensive parts of a software company's office. Every rate is in the Gurgaon price comparison.

Can the office grow as the team grows?

Yes, and for a product team hiring in waves that is normally the deciding factor. AIHP manages 30+ buildings across eight Gurgaon locations.

AIHP 507-508 in Udyog Vihar Phase III lists floors of 40, 100 and 400 seats, all at ₹6,500, in a building published at 20 to 1,500 seats. AIHP 867 in Phase V has two 210-seat floors at the same rate. AIHP Cyber Greens is published at 20 to 5,000 seats, with a 200-seat ground floor free at ₹6,999. Staying in one building keeps one network, one set of access cards and one commute, which is worth more than a slightly better rate somewhere else.

Which Gurgaon locations suit IT teams?

Udyog Vihar is where most IT searches start, and with reason: 10+ AIHP buildings, rates from ₹6,500, and the fiber internet, DG backup and central AC listings sit on those buildings. Udyog Vihar also puts you across NH-8 from the Cyber City cluster without paying Cyber City rates.

Sector 32 is the pick when your team commutes on the Yellow Line, with 10+ AIHP buildings and a metro shuttle to HUDA City Centre listed at AIHP Atrium and AIHP Skyline. The corridors are set against each other in Udyog Vihar vs Sector 32.

Golf Course Extension Road is a way to sit near where South Gurgaon engineers live, from ₹6,500 a seat at Eros City Square, though public transport there is thin and you should weigh that against the saving.

What happens after you enquire?

  2. A site visit

    Walk the floors on the shortlist. Bring whoever signs off on the layout, because the next step goes faster once they have seen the space.

  3. A proposal and a test-fit

    You get the commercial terms along with a seating plan drawn from your actual org chart, so the seat count doesn't move later.

  4. Agreement

    You sign the agreement. AIHP pays for the whole fit-out, so there is no capital bill to get approved.

  5. The build

    Partitions, air conditioning and power go in first, then cabling and internet, then furniture in your branding.

  6. Move-in

    Your team tests everything on a pilot day and AIHP fixes what they find. Desks are ready about 60 days after the design is signed off.
