Udyog Vihar and Sector 32 are both strong managed-office corridors in Gurgaon, and they solve different problems. Udyog Vihar is the cheaper way in, the closer one to the airport, and the one with room to grow: ten AIHP buildings, per-seat rates running from ₹6,500 to about ₹15,000. Sector 32 costs the same to enter but stays inside a tighter ₹6,500 to ₹8,999 band, and it buys you the Yellow Line at HUDA City Centre plus a short run to Medanta.
If your team drives in and cost per seat is the number you watch, Udyog Vihar. If your team takes the metro, or your business is healthcare-adjacent, Sector 32. Both are zero CapEx, both move in inside 60 days, and both start at 20 seats.
Both corridors open at ₹6,500 per seat per month. That is where the similarity ends.
Udyog Vihar stretches much further in both directions. Entry is ₹6,500 at AIHP Signature, at 867, and at the Phase 3 building on plot 507-08. Cyber Greens 1 sits at ₹6,999 and Cyber Greens 2 at ₹7,999. At the top, Millennium runs ₹14,999 and Milestone ₹15,000, with a 41-seat business centre at Milestone going for ₹10,000. Ten buildings under one operator means you can move the spec up or down without leaving the corridor or starting again with a new landlord.
Sector 32 matches the ₹6,500 entry and then climbs more gently. The SCO buildings start there, SCO-29 sits at ₹6,999, AIHP Atrium at ₹8,500, and AIHP Skyline tops the published rates at ₹8,999. The Imperial campus is quoted on request rather than off the rate card. Narrower than Udyog Vihar at the top, and easier to budget a year out.
Rates are AIHP's per-seat asking rates from the 24 August 2026 inventory, for teams of 20 seats and up.
This is the split that decides most shortlists.
Udyog Vihar sits on the Delhi–Gurgaon border along NH-48, about fifteen minutes from IGI, which makes it the most airport-accessible office cluster in the NCR. If your leadership flies most weeks, that is real money in recovered hours. The trade is the metro: Cyber City Rapid Metro is roughly 3 km out, so most people drive in.
Sector 32 gives up about five minutes on the airport run and takes a much better commute in exchange. HUDA City Centre on the Yellow Line is 800m away, which puts Delhi, Dwarka and the length of the metro corridor within reach of a team that would rather not own cars. It is also the closest established office district to Medanta, which is why healthcare, pharma and medtech companies keep landing there.
Take Udyog Vihar if cost per seat is the number your CFO watches, if your team flies often or drives in from Delhi, if you want ten buildings and a ₹6,500 to ₹15,000 spread to pick from, or if you are an IT, GCC or BFSI team that wants the Cyber City talent pool and vendor ecosystem next door.
Sector 32 makes more sense if most of your team rides the metro, if you want a newer SCO-style building at predictable mid-band pricing, or if you are healthcare-adjacent and being minutes from Medanta earns its keep. It is also where the largest single move lands: the AIHP Imperial campus runs to 6,000 seats, in blocks from 100.
Plenty of companies take both. A cost-efficient back office in Udyog Vihar and a client-facing floor in Sector 32 runs under one AIHP relationship and one invoice.
