The short answer
These two are not really competing for the same team. MG Road is about the commute: AIHP's space there sits directly opposite the MG Road metro station, and if that is the deciding factor, nothing in Gurgaon beats it. The catch is how little of it there is. AIHP holds two leased buildings on MG Road, and only MGF Megacity has space, topping out at 157 seats at ₹9,500 per seat.
Sector 32 is the other shape of answer. Seven AIHP-owned buildings, entry at ₹6,500, and room to run past 3,500 seats in a single building. The metro is 800m away rather than across the road, and Medanta is about ten minutes out.
Under about 150 seats with a metro-first team, MG Road. Anything larger, anything cost-led, or anything that needs to grow where it sits, Sector 32.
What is actually available on MG Road
Worth being straight about this one. AIHP does not own its MG Road buildings. Both are leased inventory, which is why neither has a detail page on this site.
MGF Metropolis, the building this address is usually associated with, is currently full. MGF Megacity has space: from 20 seats up to 157, at ₹9,500 per seat per month.
So MG Road works well for one office, once. It is not a corridor you can expand inside, and if your headcount plan has you doubling in two years, that will matter more than the walk to the station.
Who each one suits
Take MG Road if the metro is non-negotiable, your team is under 150 seats, and you want a central Gurgaon address with the station on your doorstep rather than a drive away.
Sector 32 makes more sense if ₹6,500 against ₹9,500 changes your budget, if you would rather choose between seven buildings than take the one with space, or if you expect to grow and would prefer not to move again to do it. It also carries the corridor's healthcare cluster, with Medanta about ten minutes away.
Either way it is zero CapEx, a 60-day move-in, and a minimum of 20 seats.
