Golf Course Road has no published per-seat rate. AIHP sources floors there in Grade-A towers as they come free, so the price is quoted against the actual floor rather than the corridor average. That is how premium leased inventory works everywhere, not a dodge, but it does mean Golf Course Road cannot be budgeted off a website the way Udyog Vihar can.

Commute and character

Udyog Vihar sits right on the Delhi border along NH-48, which is why IGI is about fifteen minutes and the Cyber City ecosystem is a drive rather than an expedition. The metro is the weak point: Cyber City Rapid Metro is around 3 km out, so most people here drive in. The corridor looks like what it is, an old IT and industrial stretch that grew up and got serious.

Golf Course Road is the premium spine. Sikanderpur 1.5 km away, IGI about twenty-five minutes, and neighbours who are consulting firms, banks and the India offices of companies your board already knows by name. That neighbourhood is most of what you are paying for.

Who each one suits

Udyog Vihar suits the company where cost per seat gets reviewed line by line, where people fly a lot, or where the next two years of headcount are uncertain enough that having ten buildings to move between matters.

Golf Course Road suits the company whose office address is seen by people deciding whether to trust it. If that is you, waiting for the right floor on inquiry usually beats taking the wrong one immediately.
