The short answer
Two roads, almost the same name, and a lot of wasted site visits because of it. Golf Course Road runs from Sikanderpur down past DLF Cyber City. Golf Course Extension Road is a different road: it starts at Sector 54 Chowk and heads south along the SPR.
On Golf Course Road, AIHP works to order. Three Grade-A buildings, floors arranged on inquiry, teams of roughly 50 to 300.
Golf Course Extension Road is where AIHP has actually built. Six buildings there, and AIHP One is ours outright: a standalone Grade-A tower running 100 to 1,500 seats, with 100 dedicated car parks and your name on the facade if you want it. Published rates go from ₹6,500 at Eros City Square to ₹9,999 at AIHP One. The rest are on inquiry.
Same name, different roads
Golf Course Road came first. A premium commercial spine off Sikanderpur, about 1.5 km from the station, lined with towers that have held Fortune 500 India offices for more than a decade. It reads as old money by Gurgaon standards, which in Gurgaon means about fifteen years.
The Extension is the newer stretch, running south from Sector 54 Chowk along the Southern Peripheral Road. Nearest station is roughly 2 km out. IGI is about 25 minutes via NH-48 and the SPR. Younger buildings, bigger floor plates, and a great deal more of it going spare.
If a broker has been showing you “Golf Course” options, ask which road before you ask anything else. They price differently, they commute differently, and what AIHP holds on each is not remotely the same.
What AIHP has on each
Golf Course Road is an inquiry corridor for us. Three Grade-A buildings, floors arranged as they come up, no rate card. If you want that address, it starts with a call.
The Extension is where we have depth: six buildings, and one of them we own. That ownership is the whole difference at AIHP One. Facade branding, 100 parking bays held for the building's own tenants, and a run from 100 seats to 1,500 inside a single tenancy, none of which a leased floor can offer you. Fitted handover is about 60 days. A build-to-suit runs 90 to 120.
Who each one suits
Take Golf Course Road when the address is doing commercial work for you. Client-facing firms, professional services, anyone whose office turns up on a pitch deck. You are buying fifteen years of accumulated reputation, and you will be asking rather than shopping.
The Extension is the answer when you need room. It is the only one of the two where we can put 1,500 people in one building, hang your logo on the outside, and give you a number the same week.
