TL;DR
Three Gurgaon teams outgrew their offices in three different ways. WDTS added a second floor. Daas Labs went from 85 to 200+ seats in a new building. VANSUN left six years of coworking for a 150-seat office. All three report zero upfront capex.
A growing team in Gurgaon has three routes, and AIHP's case studies show one client on each. WDTS added a floor with the same provider, Daas Labs moved to a larger build-to-suit office with the same provider (85 seats to 200-plus), and VANSUN left coworking for a custom managed office (150 seats in 60 days). All three avoided an upfront fit-out cheque.
CBRE's 2026 India Office Occupier Survey found that three in four occupiers plan to expand their India office portfolios over the next two years. About 30% plan to grow by more than 30%, up from 18% a year earlier. The headline figure says nothing about how. The options are another lease and another fit-out, a bigger floor from your current provider, or a switch to a provider that will build to your brief.
AIHP's three published case studies show one team on each route. They are clients of our managed office space in Gurgaon, so read them as examples, not neutral evidence, and where a page goes quiet on a number, we say so. For sizing and the stay-or-move decision, see how much space a headcount really needs and when to stay, add a hub or relocate.

| Team | Starting point | What changed | Where, and how fast | Upfront capex |
|---|---|---|---|---|
| WDTS | First floor for software and hardware R&D teams [NEEDS FIGURE: seats] | Second floor added for lab capacity, same provider | [NEEDS FIGURE: building, corridor and time to deliver] | Zero |
| Daas Labs (SCIKIQ) | 85-seat suite at AIHP Millennium Plaza, Udyog Vihar | 200+ seats in a build-to-suit office at AIHP Skyline | Sector 32. [NEEDS FIGURE: build time] | Zero |
VANSUN Media Tech | 150+ people after six-plus years in coworking | 150-seat custom managed office |AIHP Executive Center, Sector 32. 60 days | Zero
The starting points differ. WDTS needed a lab, Daas Labs needed more seats than its suite held, and VANSUN had outgrown coworking. All three pages share one number: zero upfront capex. The Daas Labs and VANSUN pages add that AIHP absorbs the fit-out inside the managed services agreement, so the cost is carried there rather than paid on day one.
The Daas Labs page is the most useful of the three because it gives the size at both ends of the move, which is the first thing to look for in any provider's case study. None of the three gives a per-seat price or a term length. So the questions for any provider are how much, over what term, and who owns the fit-out at the end. Our RFP template has them as questions 21 and 22, and the fit-out cost guide shows what a fit-out costs in the first place.
WDTS had the most unusual brief of the three. Its hardware team needed a live simulation environment with cashier rooms and table alignment, in effect a casino-replica lab, while its software team needed to sit under the same roof. The company also did not want fit-outs, facilities, security and utilities coordinated through separate vendors.
AIHP built the lab, with cashier stations, table layouts and AV infrastructure, inside a fully managed office with one provider and one monthly invoice. When the lab needed more capacity, AIHP added a second floor, which the case study says went ahead with the same provider and no disruption. The page's tally: two floors delivered, zero capex, one managed provider, two R&D teams under one roof. "The fully managed model allowed our leadership to focus on product innovation while AIHP handled everything else — from facilities to readiness."
Anuj Goyal, Chief Technology Officer, WDTS
Daas Labs (SCIKIQ) went from an 85-seat suite at AIHP Millennium Plaza in Udyog Vihar to a build-to-suit office of 200-plus seats at AIHP Skyline in Sector 32. That is a move: Daas Labs changed buildings and corridors. The provider carried over, and so did the team that handled business development, operations, design and on-site coordination from the first tenancy through the expansion. The partnership now runs to four years and two AIHP properties.
A traditional build-to-suit office of that size would have needed a large capital outlay, and the founders preferred to put that money into product development, hiring and international expansion. At Skyline the fit-out cost was absorbed into the managed services agreement.
"Moving to an office which is designed to your needs requires a big amount of capital outlay. With a managed services setup, that has been picked up by AIHP, which has offset the initial expense and given us room to grow."
Gaurav Shinh, Founder & CEO, Daas Labs & SCIKIQ

VANSUN Media Tech, the company behind 91wheels, checked before it committed. Founder Sunish Kumar spoke directly to existing AIHP occupiers in other buildings, and the feedback was consistent and positive.
The company had spent more than six years in coworking spaces and knew what flex space could and could not give it. As the team passed 150 people it wanted a workspace it could customise to its workflow, brand as its own and scale through business cycles, without the capex, fit-out timeline or operational drag of a traditional lease. It moved into a custom managed office at AIHP Executive Center in Sector 32, delivered in 60 days with no upfront fit-out capex.
The case study gives its reasons for Sector 32: highway-adjacent, less dense than the busier sectors, ample parking, and IFFCO Chowk metro within reach. It also says room to expand or contract is written into the AIHP agreement. That is us describing our contract, so ask to see the clause.
"One very good thing I always mention is the support staff — the pantry, the housekeeping, the people at the gate. They have been humble, and very well-educated in how to work with clients."
Sunish Kumar, Founder & CEO, VANSUN Media Tech
Money is the thread that shows most clearly. Daas Labs wanted its capital in product development, hiring and international expansion, and VANSUN wanted out of the capex that comes with a traditional lease, so in both cases the fit-out went inside the managed services agreement.
Staying with one provider is the second, and it fits WDTS and Daas Labs. WDTS had one provider and one monthly invoice instead of separate vendors for fit-out, facilities, security and utilities, and added its second floor with the same provider. Daas Labs kept the same AIHP team from first tenancy to expansion, and because AIHP runs buildings in both Udyog Vihar and Sector 32, changing corridors did not mean changing provider.
VANSUN is the odd one out, a first move rather than a repeat, so its story is about speed and proof: 150 seats in 60 days, chosen after talking to people who already rented from AIHP.
Cushman & Wakefield's Q3 2026 report for Delhi NCR has flexible workspace operators leading leasing with a 32% share, and reads that as occupiers wanting room to manage swings in headcount.
"When a team outgrows its office, the extra desks are the easy part. The months go on a new search and a new fit-out. Our job is to spare a growing team that."
Ankush Seth, CEO, AIHP
Before you outgrow the floor, settle these with whoever you rent from.
•At what headcount does the current floor stop working? Size it with the per-employee guide, then look at what 100-seat and 200-plus seat managed offices involve.
•Can you add seats in the same building or nearby, how fast, and at what price? That is question 37 in the RFP template, and question 38 asks about giving seats back.
•How is the fit-out paid for, and who owns it at the end?
•What counts as delivered, and what happens if the date slips? AIHP quotes 60 days for a custom workspace. Get any provider's version in writing.
•What do current occupiers in other buildings say? VANSUN's founder asked before he signed.
If the next space is in a different building, the master-lease questions apply too. Owner-operated vs operator-leased managed offices explains why who owns the building changes your risk.
