TL;DR
For teams of 50+ seats in Gurgaon, managed private office providers are the practical WeWork alternative. Per-seat pricing from ₹5,500 / month all-in on a private floor. Main options: AIHP, Smartworks, Skootr, Regus. AIHP’s minimum is 20 seats and delivers custom floors in 60 days.
For teams of 50 or more seats in Gurgaon, the main alternatives to WeWork-style shared coworking are managed private office providers. These are operators that lease a dedicated floor to a single company, bundle the fit-out and services into one per-seat monthly fee, and deliver a working space within 60 days. The operators with meaningful presence in Gurgaon at this scale are AIHP, Smartworks, Skootr, and Regus. Per-seat pricing starts around ₹5,500 per month all-in and rises with the building grade and corridor. AIHP’s minimum is 20 seats.
Below 25 people, coworking makes sense. The per-desk rate is low, the terms are flexible, and there’s no fit-out capital to outlay. You can add a desk or subtract two without a conversation with anyone.
At 50 seats, the arithmetic shifts. You’re buying a large fixed block of desks in a shared building, most of which will sit empty on any given day because half the team is working from home. The per-desk rate applies to a monthly bill that now rivals a private floor at comparable specification. You’re navigating access norms and building rules designed for a multi-tenant environment, not your team. And the booking friction — finding a meeting room for a 12-person team call, clearing a visitor through building security — starts adding up to real time per week.
There’s also a question about what the space says about the company. A 50-person team sharing a floor with three other companies, visible through glass walls, with a lobby it doesn’t control — that’s a different signal from a private floor with the company name on the door.

WeWork India has operated independently from its US parent since 2023, backed by Embassy Group. The Gurgaon locations are in Cyber City, where the product for large teams is enterprise private offices — dedicated suites within a WeWork building, with its amenity stack and global access card included.
The advantages are genuine. WeWork’s fit-out quality is high, the common areas are well-managed, and the brand carries weight for companies with international clients or leadership who travel across WeWork’s global network.
The constraints are specific:
• WeWork’s Gurgaon presence is limited to Cyber City. Teams whose commute points to Udyog Vihar, Sector 32, Golf Course Extension Road, MG Road, or Sector 50 will find the product simply isn’t available there.
• The lease is between you and WeWork, not between you and the building’s owner. WeWork holds a master lease from the landlord and sublets to you. For a 50-seat team signing a 3-year commitment, understanding that structure matters.
• Customisation stops at WeWork’s standard fit-out. A team that wants a specific layout, its own reception design, acoustic treatment for a call centre function, or AV beyond the standard room kit will run into constraints quickly.
• WeWork India is a separate entity from the US business that filed for Chapter 11 in 2023, but the global brand and some shared infrastructure are different from what they were pre-2023. Worth asking the question.
None of this makes WeWork wrong for every team. For Cyber City specifically, with international leadership and a preference for WeWork’s brand statement, it can be the right call. It’s not the only call.
The flex office market in Gurgaon has expanded significantly over the past three years. JLL India’s flex market research tracks managed office absorption as one of the fastest-growing segments in Gurgaon’s office market, with enterprise configurations above 50 seats driving a growing share of that demand.
19 owned buildings across Gurgaon — 11 in Udyog Vihar, seven in Sector 32, one on Golf Course Extension Road — plus leased floors in third-party buildings covering Cyber City, Golf Course Road, MG Road, and Sector 50. Every client gets a private floor or zone. Fit-out, furniture, AC, internet, housekeeping, electricity and maintenance are bundled into the per-seat monthly fee. Minimum 20 seats. Delivery 60 days. Lock-in 3 years on a 9-year lease.
One of the larger managed office operators nationally, with a strong Gurgaon presence across Cyber City and Udyog Vihar. Enterprise track record is well-established. Pricing and terms vary by location.
Mid-to-large team focus, good Gurgaon presence across a smaller number of buildings. Recognised for fit-out quality.
Global access built into the product. Relevant for companies with significant international travel. Gurgaon locations include Cyber City and other corridors. Multiple product tiers, from dedicated desks to private suites.

Four things distinguish AIHP from most alternatives at this scale.
Building ownership. AIHP owns 19 of its Gurgaon buildings outright. For a team signing a 3-year lock-in, who owns the building matters. If a managed office operator’s master lease on their building expires or isn’t renewed, you move. Owner-operators don’t carry that variable for the duration of your agreement.
Private floors. Every AIHP client takes a single-tenant floor or zone. Your reception, your branding, your team. No other company across the corridor, no shared lobby, no competing demand for meeting rooms.
All-in pricing — genuinely. AIHP’s per-seat fee covers fit-out amortisation, furniture (on a 3-year warranty for AC and lighting), housekeeping, internet on redundant ISP lines, electricity and maintenance. Quarterly electricity reconciliations and common area maintenance charges that appear as extras on many managed office agreements don’t apply.
Custom floors without the timeline. AIHP built a 150-seat custom floor for VANSUN Media Tech in Sector 32 in 60 days. Custom layout is the default, not an upgrade. The case study covers what that process looked like in practice.
The table below is built from AIHP’s own inventory data (August 2026). All figures are monthly and all-in. The corridor premium is real — AIHP’s Gurgaon micro-market rent guide shows Cyber City Grade A rents running ₹130–140 per sq ft against ₹85–115 per sq ft in Udyog Vihar. Managed office per-seat pricing tracks a similar corridor differential. Teams that don’t specifically need a Cyber City address often find Udyog Vihar or Sector 32 delivers comparable office quality at 20–40% lower per-seat cost.
| Building | Corridor | Per seat / month | 50-seat monthly total |
|---|---|---|---|
| Good Earth City Centre | Sector 50 | ₹5,500 | ₹2.75 lakh |
| AIHP Signature / 867 | Udyog Vihar | ₹6,500 | ₹3.25 lakh |
| AIHP Cyber Greens | Udyog Vihar | ₹6,999 | ₹3.5 lakh |
| AIHP Atrium | Sector 32 | ₹8,500 | ₹4.25 lakh |
| AIHP Tower | Udyog Vihar | ₹10,000 | ₹5 lakh |
| AIHP Millennium | NH-8 | ₹14,999 | ₹7.5 lakh |
| AIHP Milestone | NH-8 | ₹15,000 | ₹7.5 lakh |

For reference on what the enterprise segment pays across Gurgaon’s corridors, CBRE India’s workplace insights consistently place managed office per-seat pricing for Grade A space in Gurgaon’s prime corridors (Cyber City, Golf Course Road) at a significant premium over the secondary corridors — a gap that reflects building grade, address prestige and operator cost base rather than meaningful differences in the day-to-day office experience.
Four questions that save time later, regardless of which operator you end up with.
1. Who owns the building? Ask directly, in writing. An owner-operator carries a different risk profile from an operator on a master lease. The answer also tells you something about how the operator thinks about long-term tenure.
2. What exactly is in the per-seat fee, and what isn’t? Get the full list: fit-out, furniture, AC, internet (and whether the ISP line is redundant), electricity, housekeeping, maintenance. Ask specifically whether quarterly electricity reconciliations exist. Some operators are all-in; others are mostly-in.
3. What are the exit terms? Month-to-month contracts carry a rate premium. Two-to-three year terms are standard for teams at this size. Know the termination cost before you commit, not when you want to leave.
4. Can you see the actual floor you’ll take? Not a sample floor, not renderings. The ceiling height, natural light at your workstations, distance from lifts, and condition of the building’s power and data infrastructure all determine whether people actually want to come in. Read the checklist on what to evaluate before renting before the site visit.
How DaaS Labs scaled from 40 to 130 seats without leaving Udyog Vihar The SCIKIQ team expanded three times within AIHP’s portfolio. No relocation, no gap in productivity. Read the case study.
At 50-plus seats, most teams have outgrown the coworking model — not because the product is bad, but because the economics and privacy requirements have moved. A managed private floor, owned by the operator, on a corridor that matches the team’s commute, at all-in per-seat pricing: that’s what this search is looking for.
AIHP covers ten Gurgaon corridors from Cyber City to Sector 50. Teams start at 20 seats. If a building or corridor in the table above matches your requirements, the next step is a floor visit.
