TL;DR
The nearest alternatives to DLF Cyber City are Udyog Vihar, the NH-8 frontage and Golf Course Road. Udyog Vihar is cheapest, at ₹85 to ₹115 per sq ft against ₹130 to ₹140. Cyber City has 1.3% vacancy and no new space planned, so staying means paying for scarcity. Stay only if the address or the Rapid Metro earns the extra.
The nearest alternatives to DLF Cyber City are Udyog Vihar, the NH-8 highway frontage and Golf Course Road. Udyog Vihar is the cheapest and sits 10 to 15 minutes away by car. NH-8 suits teams that need big floors. Golf Course Road keeps the Rapid Metro at a smaller saving.
Cyber City is Gurgaon's costliest corridor and has nothing under construction. Cushman & Wakefield counts 1.3% Grade A vacancy there in Q3 2026 and no space planned through 2028. Outgrow your floor and there is very little to move into.
AIHP has no building inside Cyber City, so this is a comparison from the outside. It does have managed office space in Gurgaon a short drive away, and its page on offices near DLF Cyber City explains how that works. For corridors beyond these three, start with best office locations in Gurgaon. NH-8 is a label before it is a place, so it gets a short explanation below.
| Corridor | Distance to Cyber City | Rent band, Grade A (₹ per sq ft per month) | Metro | Best for |
|---|---|---|---|---|
| Cyber City | n/a | ₹130–140 | Rapid Metro direct | MNC headquarters, Fortune 500, premium consulting |
| Udyog Vihar | 10–15 min by car via NH-48 | ₹85–115 | Cyber City Rapid Metro station 0.5–2.2 km on foot. Yellow Line at Sikanderpur 5.6–7.8 km by road | IT, ITeS, GCCs, BPO, startups |
| NH-8 frontage | As Udyog Vihar for those buildings. Sector 32 buildings: Approx. 15–20 minutes by car | Not in AIHP's table | As Udyog Vihar for those buildings. Sector 32 buildings: Nearest metro for Sector 32 is HUDA City Centre at a 15 min drive | Teams of 100–500+ seats, BPO, GCC back office |
| Golf Course Road | Next to Cyber City. Approx. 12–16 minutes by car | ₹115–135 | Rapid Metro direct | Finance, consulting, established premium firms |

Cyber City's band in AIHP's table, ₹130 to ₹140 per sq ft per month, is the highest of any corridor AIHP tracks. Cushman & Wakefield ranks it first too, at a stock-weighted ₹150 against ₹137 for Golf Course Road and ₹131 for MG Road. The methods differ, so the numbers do, but the order holds.
| Submarket | Grade A vacancy | Planned or under construction through 2028 (sq ft) | Stock-weighted asking rent (₹ per sq ft per month) |
|---|---|---|---|
| Cyber City | 1.3% | 0 | ₹150 |
| Golf Course Road | 5.1% | 240,000 | ₹137 |
| MG Road | 5.0% | 0 | ₹131 |
| NH8 Prime | 7.3% | 5,768,229 | ₹121 |
| Gurugram Others (includes Udyog Vihar) | 26.8% | 5,810,000 | ₹68 |

Read the vacancy column first. At 1.3%, Cyber City has almost nothing to rent and a pipeline of zero, and ICRA reached the same view in December 2025: vacancy to stay low, no new supply.
Staying gets harder. A landlord with 1.3% vacancy has little reason to discount at renewal, though we have no figure for how much room you have and would doubt anyone who quotes one. And if headcount grows there may be no floor next door to take, so your next office gets chosen on the landlord's timetable.
AIHP's rent comparison puts typical Cyber City and Golf Course Road floor plates at 5,000 to 15,000 sq ft, so a team that needs 200 contiguous seats may find the building, not the rent, writes the shortlist.
Udyog Vihar: the same highway, 10 to 15 minutes out
Udyog Vihar is on the same highway, straight across from Cyber Hub. The Cyber City Rapid Metro station is 0.5 to 2.2 km on foot from AIHP's buildings, and the Yellow Line at Sikanderpur is a 12 to 20 minute drive.
Rent is the obvious gain. Even the cheapest Cyber City rent in the table sits ₹15 above the dearest Udyog Vihar rent, and between the mid-points, ₹135 and ₹100, the gap is ₹35 per sq ft per month. On 10,000 sq ft that is ₹3.5 lakh a month, or ₹42 lakh a year, before CAM and fit-out.
AIHP runs 10+ buildings here, from 20 to 500+ seats, at published rates of ₹6,500 to ₹15,000 per seat per month, with zero capex and a 60-day move-in.
NH-8: highway frontage and the large floors
NH-8 is the old name for NH-48, and AIHP uses it for buildings with highway frontage. They carry Udyog Vihar or Sector 32 postal addresses: Cyber Greens 2, Milestone and Millennium in Udyog Vihar, Skyline and Imperial in Sector 32. The Udyog Vihar ones share its distance to Cyber City. For Skyline and Imperial the drive is approx. 15–20 minutes by car, and AIHP lists Yellow Line stations, not the Rapid Metro, as the nearest metro. NH-8 adds size: AIHP's NH-8 page lists offices of 100 to 500+ seats, and up to 6,000 at Imperial.
NH-8 is not a bargain corridor. Cushman & Wakefield's NH8 Prime grouping averages ₹121, and rents there and in Gurgaon CBD are up 12 to 15% year on year, against 6 to 9% across the region. It does have 5.8 million sq ft planned or under construction, which Cyber City does not. That grouping is not the same as AIHP's NH-8 buildings, where rates start at ₹7,999 per seat.
Golf Course Road: the Rapid Metro at a smaller saving
Golf Course Road keeps the Rapid Metro on the corridor for less money, though not much less. AIHP's band is ₹115 to ₹135 against ₹130 to ₹140, and vacancy is 5.1% against 1.3% with a weighted rent of ₹137 against ₹150. Only 240,000 sq ft is planned or under construction. AIHP arranges space here on inquiry, and its Udyog Vihar vs Golf Course Road comparison sets the two corridors side by side.
Further out
If you can give up the 15 minutes, AIHP's table has four more: MG Road (₹95 to ₹125), Sector 32 (₹95 to ₹115), Golf Course Extension Road (₹100 to ₹125) and Sohna Road (₹75 to ₹95), the last two with no metro in 2026. The rent comparison covers all seven, and the earlier three-way comparison goes deeper on the nearest three.

You give up the address first. AIHP's own comparison page is blunt: nothing in Udyog Vihar carries the Cyber City signal on a business card, and a rent table cannot price that if clients judge you by the postcode.
You may give up the Rapid Metro on your doorstep too, so map where your team lives before you look at a floor. If most of them drive, the metro column matters less and the rent column more. If many ride, a cheaper corridor without it can cost you in cab subsidies and attrition what it saves in rent. How commute patterns are changing office locations goes through that trade.
Then there is the move itself: double rent while two offices overlap, reinstatement at the old one, an IT cutover. A managed office removes the fit-out line. AIHP's Daas Labs case study shows a move without one, from an 85-seat suite in Udyog Vihar to 200-plus seats in Sector 32 with the fit-out absorbed into the managed services agreement. That was a move between two AIHP corridors, not out of Cyber City.
Stay if any of these is true:
•Clients come to you and the address is part of the pitch. AIHP's table lists MNC headquarters, Fortune 500 offices and premium consulting as Cyber City's best fit, and its comparison page says some businesses need Cyber City on the letterhead.
•Much of your team rides the Rapid Metro.
•You recruit from MNC alumni networks, where the address helps close offers.
•Your lease has years left on a fit-out you have already paid for, because leaving costs money and the saving takes time to repay it.
There is a middle path: keep a Cyber City floor for the people who need it and put the rest in a nearby site. What a satellite office is covers how that works.
If none of that fits, the extra you pay is buying scarcity, not anything your business uses.
•Shortlist two or three buildings, not corridors, and put the same questions to each provider. The managed office RFP template has 40 questions you can send.
•See two corridors in one morning, so both commutes are fresh in your head, and compare total occupancy, not headline rent: CAM, parking, power and fit-out all move the number.
